Property Management Rates & Fees
Las Vegas Residential Properties:
North American Realty of Nevada specializes in single-family homes, condominiums and town homes. For our services we charge a one time set up fee of $299.00 and 8% of gross monthly revenue for each property. We also collect $250.00 as operating reserves for your property as well as a minimum of $250 (depending on square footage) to be used as a flat fee referral. The flat fee referral is only used if a Real Estate Agent other than your Property Manager procures a tenant for your Las Vegas property.
The set up fees are a one time fee used to establish accounts, marketing and other items needed for new accounts. Management fees (8% of gross revenue) are not collected on vacant properties. There are no fees charged by North American Realty of Nevada for maintenance or repairs. We do not charge any advertising fees as all advertising is done via the Internet through our high ranking Las Vegas Real Estate websites and other sites like Craigslist. We can advertise your Las Vegas property offline but any and all costs will be passed back to the Landlord.
Our Fees are as follows:
- Management Fee – 8% of Gross Monthly Rent (minimum $80)
- Admin Setup Fee – One time fee of $299
- Tenant Placement Fee – $100
- Referral Fee – $250 paid to referring agent
Additional Costs:
- $250 Reserve Fund (used for repairs)
Accounting Services:
Each month we will provide you with a detailed report showcasing all income and expenses for your property. All invoices and receipts for any repaired items as well as any correspondence on your property will be included in each report. These reports will be sent to you no later then the 15th of each month. Owner proceeds will be disbursed by the 10th of each month by direct deposit. If you prefer to receive a check, it can be mailed for a small monthly fee of $10.00 per month. A 1099 tax form will be provided at years end for all tax and accounting purposes.
